Process for Applying DTCP Layout Approval

Applying DTCP approval for a layout involves several steps. Let us understand them.

Step1: Gather essential documents such as EC (Encumbrance Certificate), Ownership documents of land, certificate of undertaking and NALA proceedings. The NALA certificate ensures that your land is non-agricultural land. You can get this by using the Dharani website or in the MRO office.

Step 2: Verify land details and survey numbers and get the layout plan designed with the help of licensed engineers (AD’s).

Step 3: Get Annexure A application form and submit the layout application through the official DTCP website by providing the details and signature on it.

Step 4: After submitting the application, the first level of inspection happens by the secretary of the gram panchayat. From gram panchayat the application will be forwarded to DTCP officials online with the recommendation from their examination.

Step 5: Now the application is undergoing a second level of inspection by district level DTCP officers. Here the DTCP officer will personally visit the site to verify various factors, including the presence of Full Tank Level (FTL), encroachments on roads, forest land, distance from railway tracks (should be 200 feet), and canals. 

Step 6: DTCP officers will verify required documents like EC, NALA proceedings, clearances and Phanai records.

Step 7: You will need to pay the required fees for the layout approval process at designated Me-seva centers.

Step 8: Once the inspection and technical scrutiny are completed, the land area approval process starts with the officials.

  • If the land is up to 2.5 acres, district level officers will grant approval.
  • Above 2.5 acres and below 5 acres, regional officers will be involved and approved.
  • Above 5 acres, state level officers will grant the approval.

Step 9: After the layout plan is sanctioned, you will be issued with a DTCP LP ( Layout Permission) number which can be used for future references and approvals.

Expected Time to Get DTCP Approval

Once you submit your layout plan, the authorities will carefully review it and provide valuable feedback and suggestions for any necessary improvements. The process of obtaining layout approval usually takes around 45 to 60 days from the time of submitting the application.
