  • Layout Approval: Before starting the development of any layout, it is necessary to obtain approval from the DTCP authorities. This involves submitting layout plans and important documents such as clearance certificates and proof of ownership.
  • Width of Roads: The width of roads within the layout depends upon their length. The main roads within the layouts should be at least 12 meters wide, while internal roads should be at least 9 meters wide. It is important for the layout to adhere to the road network and land use plan specified in the Master Plan.

DTCP layout rules in Telangana
  • Building Regulations: The layout must follow the building rules such as restrictions on height, floor area ratio, setback requirements.
  • Size: Layouts should have a minimum area of one acre i.e 4,000 square meters and a minimum width of 30 meters.
  • Open Space: At least 10 percent of the total area should be set aside for public purpose in the below manner
  • 7.5 percent for parks and playgrounds.
  • 1.0 percent for social infrastructure.
  • 0.5 percent for common parking space.
  • 1.0 percent for utilities like water reservoir, septic tank, electric transformer, solid waste management etc.
  • Greenery: A minimum of 20 percent of the area layout should be dedicated to greenery such as plants and trees.
  • Electrical lines:  A minimum safety distance of (both vertical and horizontal) 3 meters has to be maintained between the buildings and the high tension electricity lines and a distance of 1.5 meters has to be maintained between the buildings and low tension electricity lines.

Along with these, basic utilities like power supply, water supply, drainage system, sewerage system and fire safety have to be maintained properly.

Restrictions of Layout Development in the Vicinity of Certain Areas

  • No construction activities or land development should be carried out within:
  1. 50 meters from the boundary of the river.
  2. 30 meters from the FTL boundary of Lakes/Tanks/Kuntas of area 10 Hectors and above other than major rivers
  3. 9 meters from the FTL boundary of Lakes/ Tanks/Kuntas of area less than 10 Hector lands 
  4. 9 meters from the defined boundary of Canal, Vagu, Nala, Storm Water Drain of more than 10 meters width.
  5. 2 meters from the defined boundary of Canal, Vagu, Nala, Storm Water Drain of  width up to 10 meters.
  • Layouts located within 200 meters from the Railway line can’t be used for developments.
  • Layout development is prohibited in forest and wildlife conservation zones.
  • No activities are allowed in the green belt zones to protect and preserve the natural environment.
  • Construction near to industrial and hazardous zones is restricted to prevent risks.
  • Development closer to heritage and archeological sites is restricted to preserve the historical and cultural importance of those places.

DTCP Approval

DTCP Approval means that the state government has given the official confirmation to the entire layout plan that you are purchasing. This approval is necessary before you begin any development or construction on that property.

The officials will review the complete layout plan which includes parks, roads and all necessities. 

The process starts by submitting the layout plan to the local town or country planning department. They review it, and send it to the DTCP for further assessment. The DTCP checks if your proposal meets all the requirements, then they approve it.
